請問租店面最高押金與押金利息之問題 - 創業

請問各位朋友:
敝人欲承租一間店面
1. 租金每月平均約9萬多元,房東堅持要收30萬元押金,
其理由為若收不到租金,法院強制執行前要由押金來付,
但我們同意公證(亦即可省掉等待訴訟期間直接強制執行)
,再者,土地法第99條規定租金上限為兩個月,
超收部分可作為抵用租金,但房東說這法只適用一般房屋不適用店面,
這樣正確嗎?
且房東要求我要有保證人和事先開支票我皆同意,
這樣要求30萬元押金是否合理?
2. 30萬元押金放在銀行,簽七年約,利息不少,
就我所知這部分利息也可在最後抵租金,
房東卻說這30萬元要放在銀行國稅局會來查,不能使用,
這樣對嗎?
